WPHOA List of AERC Prior Approvals for Exterior Change Requests
(Updated: 07.17.2024)

The following is a list of exterior change requests that have received prior approval from the WPHOA Architectural & Environmental Review Committee (AERC) when homeowners have requested an exterior change to their homes/lots. (This list is provided to assist Waterford Place homeowners considering making exterior changes (replacements, new installations, etc.) to their homes.)

Homeowners are advised to refer to the updated WPHOA Architectural & Environmental Control Guidelines (adopted by the WPHOA Board of Directors on November 22, 2021) during the planning phase and before finalizing plans or initiating any architectural and/or environmental changes to the homeowner's exterior unit/Lot.

NOTE: Homeowners are reminded that an Architectural Change Request form must be completed and submitted to the AERC to obtain prior approval of any change to the exterior (front, back, or side—for end units) of their home/lot.

No changes to the exterior of your home/lot should be made until after you receive written approval from the WPHOA AERC/Board of Directors.

NOTE: In 2004, the Duron Company was purchased by Sherwin-Williams Company. Since then, Sherwin-Williams has most likely created its versions of the exterior house paint colors listed above since these brands and colors of Duron Paint are no longer available to purchase.

To maintain uniformity and consistency with the exterior "McCormick Colors," it is recommended that homeowners/unit owners consider using the Sherwin-Williams brand of exterior house paint colors for maintenance of the exterior front doors and shutters (where applicable).

Another option (probably a better option) is to visit the McCormick Paints of Gaithersburg, which is
conveniently located nearby and would likely be your best option to locate and purchase exterior paint for your front door and shutters (if applicable), as the exterior front door/shutters colors listed above are still standard exterior colors in the McCormick Paints exterior colors palette. The paint blend may not need to be mixed to match Duron Paint colors since it is already a McCormick Color. McCormick Paints personnel can assist you with obtaining the correct exterior color version.

Sheens: For exterior doors (and shutters), the following levels of polish (sheens) are allowed:

Satin, finish (a brushed, eggshell, or very slightly finish); and
Semi-gloss finish (a slightly shiny finish).

EXTERIOR LIGHTS [See A&E Control Guidelines, Sect. 6.15, pg. 34]

Gold, brass, bronze, and black are the only approved colors for exterior replacement lights for exterior house lights. All versions of these allowed colors (for example, all shades, tints, etc.) are not automatically allowed (10/2021)

All exterior lights on the front of the townhome must be the same color and must have the same finish type, features, and style type (lantern).

All the exterior house lights on any back wall or rear of your townhome must be the same color and have the same finish type, features, and style (lantern).

HOUSE GUTTER/DOWNSPOUT [See A&E Control Guidelines, Sect. 6.19, pg. 37]

All exterior gutters and downspouts on the front and rear of the townhome must be almond in color and have the same finish type, features, and style type (K Style).

Note: 5" or 6" is acceptable. Leaf protection systems (not visible from the ground) are acceptable; prior review/approval is required.
