All requests for approval of any construction or change in architectural and/or environmental appearance (color, design, etc.) regarding the exterior of any lot/property must be made in writing and submitted for approval prior to any work performed.

NOTE:  Failure to submit an application and obtain approval prior to any changes made may result in returning the property to its prior condition at the homeowner's expense. 

  • Consult the Architectural & Environmental Control Guidelines to ensure that the Waterford Place Homeowners Association, Inc., allows your desired exterior architectural and/or environmental change.

  • Consult the WPHOA List of AERC Prior Approvals for Exterior Change Requests for roofs, garage doors, front porch/steps concrete stain, and the house/trim colors (as specified in the WPHOA CC&Rs and Architectural Control Guidelines).

  • Consult the WPHOA Corporate Calendar: 2024 to see when your complete AECR application will need to be submitted and received by the AERC and property manager to be reviewed and have a decision rendered. (Remember, you must obtain written approval of your AECR application before you schedule or begin any planned or proposed exterior architectural or environmental changes to your lot/property.) 

  • Any work requiring a Montgomery County permit must include a copy of the permit.

  • Provide a detailed drawing, copy of the blueprint, or photo of the current item/area you propose to change (including exterior color, design, etc.).

  • Provide a detailed drawing, copy of the blueprint, or photo of the proposed change (including exterior color, design, etc.). In addition, include a copy of the estimate of the contractor's proposed statement of work to be performed, if applicable.

  • Describe the requested change, including the exact location, size, color, and materials to be used.

  • Please use a separate application form for each individual modification and provide drawings and images, if applicable, on a separate page.

You will be notified in writing of the decision of the Architectural and Environmental Review Committee (AERC) or Board of Directors within sixty (60) days of receipt.

By approving this request, neither the Board of Directors nor the AERC assumes any responsibility for the safety, construction, operation, maintenance, accident, injury, or claim that may arise from the exterior change(s) in the homeowner's property/lot.
