Waterford Place is a 70-home common ownership community in Germantown, Maryland, conveniently located in upper Montgomery County near I-270 and the Germantown Town Center. It is a quiet community in the Churchill Village (Town Sector Zone) area with ample green space, especially in comparison to newer townhome developments. The entrance located at Waters Row Terrace was designed with a cul-de-sac located at the north end and south end of the community, so there is no pass-through traffic. With most of the Churchill Village community built out by about 1994, Churchill Village today exhibits a mostly low-density, suburban residential setting and appeal.
While Waterford Place residents are moments away from I-270, other commuter options are also nearby. Germantown Transit Center is within walking distance, and the Ride On 100 Shuttle runs Express service to the Shady Grove station of the Washington Metro's Red Line. Local bus stops are also at our entrance and across the street to take you across town or to the Transit Center.
Waters Landing Elementary School is just across the street from us, and the bus stop for students attending Dr. Martin Luther King, Jr. Middle School is on the corner of Locbury and Waters Landing. Seneca Valley High School, recently rebuilt in September 2020, is located on Crystal Rock Drive and is the largest high school in Maryland. Montgomery College's Germantown campus is nearby as well.

Germantown is located approximately 25–30 miles (40–48 km) outside of the U.S. capital of Washington, D.C., and is an important part of the Washington metropolitan area. Germantown offers many amenities. Within walking distance from Waterford Place: BlackRock Center for the Arts, which hosts local and touring performances, offers classes in visual and performance arts, and houses an art gallery; We Art Fun painting studio, offering classes, paint at home, and paint in the studio activities; a Regal Germantown Stadium 14 movie theater; the Germantown Public Library in Town Center; and the Topgolf Germantown---a sports entertainment complex that features an inclusive, high-tech golf game that everyone can enjoy.

Grocery choices include Giant, Safeway, Wegmans, Lotte Market, Aldi, Landcaster County Dutch Market, Germantown Halal & Grocery, Walmart, Target, and Giant Delivers (formerly Peapod).
For retail shopping, the options include the Shops at Town Center, Milestone Center, and the Clarksburg Premium Outlets.
For the outdoor enthusiast, Waterford Place is located close to many parks. Some include Black Hill Regional Park, South Germantown Recreational Park Trails and Bike Park, Germantown Town Center Urban Park, Maryland SoccerPlex and Discovery Sports Center, Ridge Road Recreational Park, Seneca Creek State Park, Great Seneca Stream Valley Park, and other trails.
