Waterford Place is a 70-home community located in Germantown, Maryland, conveniently between I-270 and Germantown Town Center.  It is a quiet community with lots of green space, especially compared to newer townhome developments. And with an entrance at the middle of our community, our one road was designed with a cul-de-sac at each end, so there is no pass-through traffic.  
 
Commuting/Transportation
While Waterford Place residents are moments away from I-270, other commuter options are also nearby.  Germantown Transit Center is within walking distance, and the 100 Ride On shuttle runs Express service to the Shady Grove station of the Washington Metro's Red Line. Local bus stops are also at our entrance and across the street to take you across town or to the Transit Center. The Maryland Area Regional Commuter (MARC) train Germantown station is nearby as well. Schools
Waters Landing Elementary School is just across the street from us, and the bus stop for students attending Martin Luther King Middle School is on the corner of Locbury and Waters Landing. Seneca Valley High School is undergoing a full rebuilding project, and the new school is projected to open September 2020. Montgomery College's Germantown campus is nearby as well.

With a population of 91,447 as of 2017 estimates, Germantown is the third most populous place in Maryland.  Germantown is located approximately 25–30 miles (40–48 km) outside of the U.S. capital of Washington, D.C. and is an important part of the Washington metropolitan area. Germantown has the assigned ZIP codes of 20874 and 20876 for delivery and 20875 for post office boxes.
 
Germantown offers many amenities. Within walking distance from Waterford Place: BlackRock Center for the Arts which hosts local and touring performances, offers classes in visual and performance arts, and houses an art gallery; a Regal Germantown Stadium 14 movie theater; and the Germantown Public Library in Town Center.
 
Dining options are plentiful. There are a variety of restaurants offering quick-serve, curb-side pick-up service, full service, and delivery. Grocery choices include Giant, Safeway, Wegmans, Lotte, Aldi, Landcaster County Dutch Market, Wal-Mart, Target, and Giant Delivers (formerly Peapod).
 
For retail shopping, there's the Shops at Town Center, Milestone Center, and the Clarksburg Premium Outlets.
